This client was interested in building a small energy efficient home on a private lot within a tight budget. A fantastic lot in Cathedral Pines was a perfect solution. After the final plans were drafted, the cost per square foot exceeded the budget.
After reviewing the plans Mike determined that the home could not be built within the specified budget. Originally, the client had a main level house with a large upper floor loft. Because it is cheaper to build a lower floor than an upper floor, Mike worked with the client to re-design the floorplan so that there was more lower level square footage and less upper level square footage. The client was able to still have their upper level loft, but the re-tooling of the square footage was able to bring the re-design within budget.
